Wood shakes from 14 to 30 years with proper maintenance, and asphalt shingles from 18 to 30 years. Roof maintenance should be done at least once a year, at the very minimum. Check for moss which can make the roofing material damp, and cracked or loose shingles. However, despite periodic roof care, roof problems are inevitable. The question then is: to repair or to replace? In most cases, the decision to replace or to repair is an easy one. If the problem is isolated, like a leak, some will opt for a stop-gap measure like buying a roof sealant which is readily available from hardware stores to cover the cracks or any leak source. But if the problem is more structural and covers a wider area, then roof replacement is the better choice. A leak that can be fixed by a simple repair job would usually originate in a flash point in your roof’s structure where water can seep through. A flash point is where the roof material connects the roof to other parts of the house. These can be found in the chimney, skylight, and other areas where the walls and roof meet. To detect simple leaks, direct a hose at potential spots and watch for water drips. When the problem is more serious than these, a BC roofing
